Lodha Group, a renowned name in the real-estate industry, are developing 1/2/3/4BHK spacious apartments called Lodha Belmondo in PMC area, near Mumbai-Pune Expressway, Gahunje, Pune. Flat sizes are available from 705-711 sq-ft. in 1BHK, 1300-1701 sq-ft. in 2BHK, 1980-2070 sq-ft. in 3BHK and 2718-6012 sq-ft.in 4BHK. This project is spread over 108 acres of land consists 1613 units in G+21 storey partments in 6-towers. This project is under construction and possession by December,2017.

Thanks for the information Devesh.....How much is the rate per square foot for a 2BHK in Lodha Bolmendo? What will be the cost all including? What about the project approval and which all banks have approved this project for home loan?
Ur welcum Naresh.......Lodha Belmondo's price is changing as per the BHK options such as a 1BHK from 705-711 sq-ft. @Rs.6241/sq-ft. and it will cost to you Rs.44 Lakh onward, 2BHK from 1300-1701 sq-ft. @Rs.5692/sq-ft. and it will go around Rs.74-96.82 Lakh onward and 3BHK from 1980-2070 sq-ft. @Rs.5657/sq-ft. which will cost you Rs.1.12-1.17 crore onward and for 4BHK from 2718-6012 sq-ft. @Rs.5666/sq-ft. will go around Rs.1.54-3.42 crore onward.

Lodha Belmondo is a PMC approved project and all approvals are in place. As far as bank approval is concerned, almost all the leading financial institutions as well as leading banks are funding this project.
My advice to you Nikhil that whether it is a big or small builder doesn't matter. Don't go by reputation, reputation work sometimes, go by legal paper work, previous history if any and location. Location play major role in real estate. Reasonably good infra makes your life comfortable to great extent. Go in for Ready-to- move or resales. Here, you can see what you will buy. You can do all due diligence, cross checks all the legal papersand be satisfied that it meets legal and your personal criteria. I have been watching how buyers suffer delays, changed plans, missing amenities, land disputes and so many issues.
Buyers remain disunited even after moving into flats and do not want to face up to builder.
Is the project Lodha Belmondo running on time ? Their possession is due in December this year.  What are the chances? Will they deliver it on time? I have heard lot's of bad comment of this project like there is a condition in their contract that they are not liable for any delays and will not pay any penalties if the project is delayed for reasons out of their control. Secondly, they will not allow you sell the property to a 3rd party unless you registered the property or sell it back to them at 75% of the base cost you paid.
