Cancellation & Refund Policy

Booking can be cancelled within 10 days post the payment.
Cancellation request can be sent to
Post 10 days no money will be refunded unless until there is some discrepancy in booking.
Once the mail for refund is received, money will be refunded within 10 working days. A small service fee of 700 Rs will deducted and rest of the money will be refunded.

Fine Print

1. Company = BALAJI REAL ESTATE VENTURES PVT. LTD; Sq.Ft. = Square Feet
2. Booking amount payable at the time of signing this document is Rs. 2,00,000/- (Rupees Two Lakhs only)
3. Documents to be submitted along with the booking form - copy of PAN card and proof of address
4. All payments shall be made by Cheque/DD payable at Chennai, in favor of "BALAJI REAL ESTATE VENTURES PVT LTD-IFCI ESCROW ACCOUNT ".
5. The customer can assign / transfer the booking to a third party, after taking prior written approval from the company and paying applicable charges for such transfer / assignment
6. Any changes in the details of applicant / co applicant, should be communicated to the Company within 7 working days of signing this document
7. Stamp Duty and Registration Charges will be paid by the customer at rates prevailing at the time of registration
8. All applicable taxes / levies / cesses or any other statutory charges which may be imposed by the authorities from time to time, shall be payable by the customer
9. The demand note and the receipt will be raised and issued in the name of the First Applicant only
10. Payment towards other deposits and other charges shall be made on demand
11. Maintenance charges will be payable by the customer from the date of possession of the Unit.
12. The customer is liable to pay 20% of the total sale consideration amount (Agreement Amount) and execute the applicable legally binding agreement within 15 working days from the date of allotment of the unit . In case such document is not executed within the stipulated timelines (along with payments applicable at that stage) the company reserves the right to reject the said document and refund the amounts paid by the customer , after deducting an Administration Fee of 10% of the amounts received
13. The balance sale consideration should be made within the time & manner as stipulated in the binding documents executed / as indicated at the time of signing of the booking form and/or corresponding allotment letter confirming the booking made by the Buyer, whichever is later
14. All the information provided in the project brochure/ project literature - dimensions, areas, perspectives etc - are approximate only and are subject to change with / without notice
15. The company reserves the right to change/revise the specifications depending on availability of better material or due to technical reasons or due to non-availability / redundancy of materials, provided however, that this shall not adversely affect the standard specifications
16. The company reserves the rights to cancel the booking without informing the customer, if the customer fails to comply with the terms and conditions
17. In the event of cancellation of booking by the Customer within 7 days of signing this Booking Form, Company will refund the booking amounts paid after deducting 10% as administrative charges
18. Refunds, if any, shall be made without any interest within 30 days from the date of them becoming payable
19. Company has the right to accept or reject the application
20. Jurisdiction for any communication, transactions or dispute will be Chennai only
